Description
Upon final lease negotiations of the 6,000-sf floor plate in the Central Business district of Washington, DC, the commercial business furniture manufacturer OFS Brands requested an accelerated schedule and move-in. Occupying the fifth floor at 1602 L Street, the client made a savvy choice in both location and building selection as they would be a full floor tenant on a secured floor in this highly accessible area of the city. The floor plate gave OFS Brands the opportunity to take advantage of open staging and provide a platform for all of their brands. This showroom needed to provide immediate impact as potential specifiers from the architecture and design community would step off the elevators that open to the slab-to-slab glazing façade, which immediately alludes to the fresh and open nature of the brand.
As the project developed further and as the budget tightened, quick and creative solutions became imperative. We were fortunate to have the client’s expertise and capabilities on our side in making these swift and resourceful alterations to the project. As a furniture manufacturer, OFS Brands had the unique opportunity to produce much of the custom designed millwork features and other finishes and help everyone to achieve the project goals. The near colorless yet highly textured space creates a canvas for the exposure of the client’s products and provides enlarged display areas for each of the requested vignettes divided by custom lit millwork panels.
Designed for LEED certification, the showroom features both internal and external considerations to the Green Movement. It features all metal halide and fluorescent lamps to meet energy requirements, which is quite a feat for a showroom or the highlighting of retail products. All finishes boast recycled content and production within a 500 mile range of the project. OFS Brands pride themselves on their own sustainability, whether it is through their state-of-the art transportation fleet or their procurement of renewable resources in their products; accordingly, with this mindset, they expected nothing less of their showroom.
The showroom was completed in August of 2009, and it was awarded the 2010 Maryland/DC NAIOP Award of Excellence in Best Interiors for a tenant space up to 10,000 sf.
