Description
This mixed-use residential development in Arlington, VA, located on the rapidly urbanizing Columbia Pike, offers condo-quality apartments and amenities like a roof-top deck and a community courtyard with pool. Studio, one-bedroom, one-bedroom/den, two bedroom, and two-bedroom/den apartments feature floor-to-ceiling windows. As part of the revitalization of the corridor, the County enacted a Form Based Code, which challenged the building’s designers with strict design parameters.
The community provides an impressively dense 140 units/acre—a considerable boost to the County’s smart growth efforts. As the first project fully compliant with the code, WDG worked with the proscribed 60-foot façade modulation requirement to create visual interest that enlivens the streetscape. The building's pedestrian-oriented streetscape is marked by retail spaces with colorful awnings, and rich materials create an elegant face, one that is simultaneuously contemporary and comfortingly traditional; eclectic yet cohesive.
The developer paid close attention to tying the community’s architecture and interior design into a lifestyle brand that would distinguish it among competitors. In particular, the common spaces are designed to impress: the lobby features soaring 20-foot ceilings and a commissioned art piece by artist J.D. Miller, which embodies the sense of elegance and individuality that taps perfectly into the psyche of the target market—those seeking both urban convenience and suburban comfort. The community’s aesthetic, like its audience, is a sophisticated combination of modern and classic personalities.
