Program

The Haven is a 76 unit condominium building in the uptown area of Dallas.

Description

The Haven’s design brief was to create a dense, multifamily structure on a small site with existing parking requirements, and height limitations with the density required to achieve an economically viable project.

The design solution was to provide parking at street level in a concrete structure with three levels of wood-framed units above. Within the units themselves, the traditional idea of a bedroom was modified, reducing parking requirements, in favor of more open, flexible spaces that take advantage of natural light. Interior windows, partial height walls, taller ceilings, clerestory windows, balconies, and omitted walls keep the units open and allow for greater depth, maximizing the size of each unit.

To achieve the necessary density within the height limitations, the landscaping was bermed up around the parking garage. This resulted in screened parking, privacy for the first floor units, and the presentation of a lush green foundation to a clean, modern structure.
