2400 M Street is a 9-story, high-end residential apartment building with 335 units arranged around a large landscaped courtyard located in an urban mixed use intersection near Georgetown. The site at the intersection of M and 24th Streets is a neighborhood of large-scale buildings of various types, including Columbia Hospital to the south, the Westin Grand Hotel to the east, and the Monarch Hotel across M Street to the north. There are other apartment buildings nearby, as well as office buildings, restaurants and street retail. Most of the nearby context is of recent vintage.

These environs called for a compatible architecture reflective of the existing varied and dignified setting. A modern design solution was adopted with traditional references. The façade massing consists of a composition of strong vertical projecting bay components, with the primary emphasis on an octagonal corner tower. This landmark element anchors the street fronts at the intersection, announcing the apartment building entry, and acting in counterpoint to the recessed Westin hotel turret across the street. Projecting cornices enliven the new skyline, and the tower top defines an enclosed exterior roof terrace, which adjoins a pool deck.

The tower base at the intersection provides a natural location for the two-story building entry, equipped with a projecting metal and glass canopy. It is flanked along M Street and 24th Street by retail storefronts with retractable awnings. The designers have made allowances for high retail ceilings, flexible signage locations, and attractive retail entrances.
