Description
8515 Georgia Avenue provides both a prime location within the Downtown Silver Spring project and the CBD, as well as high visibility from all major arterials and the new Transit Center. The building encompasses the entire city block on Georgia Avenue between Ellsworth Drive and Wayne Avenue across from the Discovery Channel’s new world headquarters and just two blocks north of the Metro and MARC rail stations. 8515 Georgia Avenue is at the southeast gateway to the 22-acre Downtown Silver Spring development, the product of a public-private partnership between the Peterson and Foulger-Pratt Companies and Montgomery County.
Architecturally, 8515 transitions between the tactile, New-Urbanist inspired low-rise retail architecture to the east, and the sleek modernism of the Discovery Building to the west. Taking advantage of the hidden above grade parking through the establishment of a substantial retail base, and by framing the primary Georgia Avenue façade with twin precast towers, a traditional façade assemblage is created, highlighted by large central expanse of sophisticated window wall. As a counterpoint, the north and south facing facades, each at the terminus of retail streets, feature punched opening precast dominated facades, with independent retail facades below.
A NAIOP Award of Excellence winner, 8515 Georgia raised the bar for commercial architecture in Silver Spring. It serves as headquarters for the American Nurses Association.
