335,790-sf, 4-story luxury apartments with 246 units and a 7,500-sf clubhouse.

The Falls at Flint Hill, a 246 unit residential complex built over and tied together by a continuous underground parking garage, distinguishes itself through architecture, landscaping and interior design.  Architecturally, the project was designed to reflect the spirit of the early twentieth century Arts and Crafts movement.  While stylistically reminiscent of this period, it is philosophically contemporary and has been designed from the inside-out with an emphasis on the efficiency and aesthetic of the individual units.  During the conceptual design, the architect and the interior designer worked closely to allow spatial and visual refinement of the individual apartments as well as the public spaces.

Interior design also reflects the Arts and Crafts theme within a palette of very contemporary materials, furniture and furnishings.  Contemporary graphic and sculptural art are heavily featured and the public areas and residential corridors function as exhibit space for a very extensive collection of contemporary art.  Amenities available to the residents include a small theater, lounge, exercise, card and billiard rooms, and a children’s playroom.

The unit wings and clubhouse encircle a central landscaped courtyard with a swimming pool as the focal point. The pool is surrounded by seating areas, barbeque facilities and playground. Interior and exterior public spaces were designed and coordinated to create views into this area.  The design of the pool enclosure uses architectural elements like columns and trellises to integrate it with the overall design and character of the buildings.
