Oakhouse is a 219-unit mixed-income apartment community strategically located off Colorado Boulevard at Interstate 35E, just south of Downtown Dallas. As the first of several planned developments along the south bank of the Trinity River, the project establishes a strong precedent for thoughtfully designed, high-quality affordable and workforce housing in a rapidly evolving urban corridor.
The six-story, wood-framed development is organized over a six-level cast-in-place parking structure providing 278 spaces, with an activated ground plane that includes an on-grade pool deck and courtyard, along with approximately 4,500 square feet of leasing and resident amenity space. This efficient configuration maximizes density while maintaining a livable, community-oriented environment.
Oakhouse balances durability, efficiency, and residential character. The four-story Type VA residential buildings incorporate tuck-under garages in select locations to optimize site utilization and provide secure parking. Interior design draws from two complementary palettes—warm modern interiors with a relaxed, residential character aesthetic and a more subdued “Scandinavian modern” approach—offering visual variety while reinforcing a calm, comfortable living experience across unit types.
Shared amenities are intentionally positioned to support daily life and social connection. The central pool deck and courtyard function as the heart of the community, supported by a fitness center and multiple indoor and outdoor gathering areas. Together, these spaces reinforce Oakhouse’s goal of delivering accessible, well-designed housing that elevates the resident experience while contributing positively to the broader neighborhood.
