Description

The Yards is a new tytytymixed-use redevelopment in Washington’s Capitol Riverfront, and is transforming a disused industrial center into an urban destination. Situated on 42-acres in a designated historic zone, contextually-sensitive new construction finds authenticity amidst preserved and reused historic structures. Totaling 5.5 million-sf, residential, office and retail uses will provide the infrastructure for a burgeoning waterfront live-work-play environment on the threshold of DC’s redevelopment boundaries.

At The Yards, architecture is an expression of a hip, branded lifestyle. A self-professed home to trendsetters and a young urbanites thirsty for unique experiences, the development is anchored by the requisite components—a live-music venue, restaurants, an artsy public park, and boutique shopping. Parcel O-2 provides more than 6,000-sf of retail space along the bases of its two 10-story residential towers. A public courtyard and indoor private amenity spaces link the towers at ground-level. The courtyard creates a hidden urban oasis while allowing views from the adjacent Parcel O-1. At the rooftop level, green roofs and an amenity terrace provide 360° city views.

Though simultaneously constructed, the architectural vernacular of Parcels O-1 and O-2 work together to create an illusion of incremental growth. Parcel O-1 overtly uses the massing and materiality of historic industrial buildings and appears to have been constructed first. Unambiguously modern, Parcel O-2 is intentionally massed to gracefully accommodate O-1. Clad in materials that reflect an industrial heritage, it features two types of metal panels, steel balcony rails and top floor skylights. Floor-to-ceiling glass windows in units maximize transparency, allow abundant natural light, and are suggestive of the Anacostia River’s movement.
