Description

Arlington County’s first Form Based Code project, The Halstead at Arlington is a new mixed-use condominium and retail project along Columbia Pike and South Walter Reed Drive. The property is located on a 1.7-acre site in the heart of the county’s Columbia Pike Special Revitalization District.

The Halstead includes 269 apartment units, featuring 59 different models. Design of the eight-story building incorporates the preserved façade of the circa-1930s Arlington Hardware Store, a historic property on the site. The development also includes 38,000 square feet of street-level retail, 5,700-square-feet of mezzanine-level retail, three levels of below-grade parking, and numerous tenant amenities.

WDG Architecture worked closely with Arlington County planners and community representatives in designing the project and applying the new Form Based Code. The zoning standards focus on size, form, and placement of development as opposed to issues of density and land use. The scale of the building and its street-front presence were critical drivers during the design; priorities included the preservation of the historic façade and the continuation of low-rise retail along Columbia Pike.
