Program

5.5-acre mixed use development consisting of a 114,140-sf, 9-story office building with 7,000-sf of retail and a 3,500-sf bank. The site also includes a 9-story, 160-key hotel, a 9-story, 53-unit condominium building, 5,790-sf of retail, a 3,500-sf restaurant, a 43,400-sf, 3-story bowling center, a 6 to 9-story residential building with 500-units, 7,500-sf of retail and a 55,000-sf grocery store.


 

Description

A series of public open houses and hearings before the planning commission led toward the final approvals for this transformative plan to redevelop large portions of downtown Falls Church, Virginia. Broad local concern for maintaining a village-like atmosphere despite a substantial increase in density was assuaged by sensitive manipulation of form, scale, and detail by multiple WDG design teams.

Designed as a LEED for Neighborhood Design pilot project, the City Center includes a unique variety of uses including commercial office, multi-family residential, senior housing, hotel, grocery, restaurants, and retail - even a relocated bowling alley. Its location, close to two secondary vehicular spines and adjacent to an existing public park, and its expression, built upon the scale and legacy of this historic town, will collaborate to ensure the success of this town center development.
 
Programmatic diversity, as well as the incorporation of a range of housing types and price levels, ensures that many activities of daily living, essential to the establishment of authentic community, occur within walking distance and emphasize the sense of a true neighborhood.
