Description

Mount Vernon Triangle, a 15-block section of the center city, is a burgeoning neighborhood on the cusp of Washington DC’s downtown business district. The District of Columbia’s goal for the site is revitalization and community development. WDG, in partnership with the Peebles Corporation, the Walker Group and MacFarlane Partners, have been chosen to redevelop the parcel into a hotel and condominium residences with ground-level retail. This location allows easy access to Union Station, Ronald Reagan Airport and is within walking distance to the Gallery Place Chinatown, City Center, Washington Marriott Marquis and Walter E. Washington Convention Center.

The design of the Fifth and Eye Street Hotel and Condominium façades seamlessly integrates hospitality and residential functions into a cohesive scheme. The simple aesthetics of this building are consistent with a contemporary design vocabulary. The design was intended to be more modern and urban with playful gestures to reflect today’s architectural style. Inspired by the great tradition of Washington, DC architecture, the building has a defined base, body and articulated top. A demarcation of the building functions are clearly defined with the design of the exterior. A large storefront window glass system along the base is designed with strong and grounded stone piers. The large storefront provides visual access and maximum day lighting for the lobbies and retail area. The transparency along the ground floor of the building face allows visibility at the public function areas, inviting an interaction between the interior experiences and the exterior activities. To promote an activated pedestrian environment, a landscaped area with outdoor seating and activity space will be incorporated on the ground floor area. This façade activation will promote a dynamic pedestrian realm, which will add to the neighborhood’s experience.

The hotel function of the building will be emphasized with two stories reading recessed windows, with warm color stone cladding that gives a vibe of classical proportion with modern execution. Emphasizing the horizontal proportion of the massing, the placements of the windows create a playful and dynamic character. The transparent top of the building delineates the residential floors. Characterized with operable glass walls and articulated with metal panels and balconies, these upper floors have an architectural character that is representative of its function. The intersection of 5th and I Street is celebrated with cantilevering balconies. The building façade’s composition is expressed with various depths of glass walls which help to create an activated frontage.

The proposed mixed-use residential and hotel building will blend harmoniously with the existing context. With convenient access via multiple modes of transportation, exciting and vibrant urban environment, abundant amenities, and surrounding established community, the proposed building will provide a unique experience for the dwellers that live, work and play in the city.
