Description
Gables McKinney Ave is an urban mixed-use project in uptown Dallas. It is situated next to the historic State Thomas District, which is known for its charming trolley, tree-lined sidewalks and local shopping. Complementing the existing neighborhood, Gables McKinney Ave has a distinctly walkable, urban character. It offers upscale and luxury residential options for residents.
To attract and retain young professionals, amenities are key. An elevated courtyard on the second level and a rooftop terrace provide resident-only access to the outdoors. Other amenities include an infinity pool, rooftop pet park, multi-level fitness center and 24-hour concierge service. This project also includes a 39,000-sf Whole Foods Market at street-level, with separate entrances from the street to the Coffee Bar and Restaurant Bar Café. Whole foods will also have outdoor patio seating along with customer access to a parking garage.
The client opted for low- and mid-rise buildings for high density housing at a lower development cost than high-rise heavy commercial construction. By matching the type of construction with the economic conditions, the market rents covered the land value cost.
