442,759-sf, 11-story, 426-unit apartment building over 100,700-sf of below-grade parking. Amenities include a clubroom, leasing and fitness center off the lobby at the first level, pool and sun deck at the roof, plus 10,000-sf of retail.

Located in the vibrant, growing neighborhood of NoMa, 300 M Street NE is a 426 unit residential building with 16,000-sf of luxury amenity space. The Wilkes Company is the first to develop a multifamily building on the west side of Union Station, expanding the neighborhood and spurring other developers to follow suit.

Given the project’s proximity to Union Station and Uline Arena, the client wanted the interiors to reflect the historic, industrial character of the neighborhood. The design team was able to overcome this challenge by creating a space that evokes a warehouse feel while incorporating natural elements to soften the design for residential use.

Upon entering 300 M Street NE, visitors and residents are greeted with a grand, 2,300-sf two story lobby. Hanging metal rods with light bulbs adorn the 24 foot ceiling to add both texture and scale to the space. An inviting 20 foot corridor, connecting the lobby to the amenity spaces, draws guests through the space. One wall features crisscrossed, reclaimed wood panels subtly illuminated by recessed lighting which allows light to gently trickle out between the open spaces. The opposite side has a unique green installation of preserved moss and Japanese stone pebbles.  The ceiling of the hallway is treated with Edison bulbs arranged sporadically. After passing through the hallway, the space gives way to a 1,200-sf open lounge and entrance to a large courtyard and green space. The fitness center benefits from its location off of the landscaped courtyard with natural light flooding in and serene views. Challenged with a floor plan that has the amenity spaces at 3 different heights, WDG created a continuous experience that draws guests through the rooms by using gradual ramps to connect each level. A rooftop lounge serves as a community meeting place with city views and a resort style pool.
