Located at 2601 Virginia Avenue NW in the Foggy Bottom neighborhood of Washington, DC and completed in June 2020, the Boathouse is a 10-story mixed-use apartment building. The existing 117,000-sf building underwent a full gut renovation and approximately 34,000-sf of new construction was added at the east end of the building. The building has been transformed to accommodate 250 apartments, 5,000-sf of ground level retail, a full complement of amenity and support spaces, two levels of below grade parking, and all new exterior skin and HVAC systems. The construction itself is also LEED Silver. A two-story lobby with grand stair leads to a second level fitness center, while a rooftop terrace features a new swimming pool, large club room with full kitchen, an indoor/outdoor bar, and an expansive green roof, offering spectacular views of the Potomac River, Georgetown, and the City’s iconic National Mall and Monuments.

The building transformation combines all the elements you would expect in a Class A Washington, DC apartment renovation: a contemporary new façade with an interesting use of color and materials, best in class units and amenities, and a spectacular roofscape with unparalleled 360 degree views of the Nation’s Capital.

Footnote of interest: Originally a Howard Johnson hotel, the Boathouse property was the site of the 1972 Watergate Hotel break-in of the DNC Headquarters, leading to President Richard Nixon’s resignation.
