200,000 sf, 7-stories, government build-to-suit.


WDG Architecture designed this 200,000-sf design build headquarters office building for the Centers for Disease Control’s National Center for Health Statistics. Developed as the first new office building within   the University Town Center mixed-use complex in Hyattsville, MD in Prince George’s County, Metro IV houses administrative functions, a mission-critical data center, and a number of amenities.

A 2003 NAIOP Best Build-to-Suit Suburban Office Building Award of Merit Winner, the seven story structure is strategically located one block from the Prince George’s Plaza Metro station. Metro IV complements the design of three existing Edward Durrell Stone office buildings while creating its own signature statement. The building features a glass and precast concrete exterior, with a sweeping curved curtain wall bisecting rectilinear precast clad forms.

The design-build team developed a very proactive approach working with the GSA and the CDC, resulting in a streamlined decision making process and rigorous critical path definition. As a positive consequence, occupancy followed lease award by less than two years, surpassing the anticipated schedule by over eight weeks.
