240,000 SF mixed-used multifamily apartment building with 219 residential units with 14,527 SF retail.

Description

Gallery Bethesda II will be a mixed-use multifamily apartment building with ground floor retail at the corner of Rugby and Del Ray in Bethesda, Maryland. It is the second phase of a two-building urban plan that will complete the entire block, creating a continuous retail frontage from the corner of Del Ray Avenue and Rugby Avenue and down Auburn Avenue. It will incorporate a through-block connection connecting Auburn to Del Ray and lines the pedestrian street with retail, amenity space, art and landscaping. The design will unify a larger residential concept for the block that was previously a collection of low-rise office and retail.

The design is driven by creating both a generous experience for pedestrians and neighbors and is also a desire for a residential experience that is second-to-none. From its interesting setbacks that create a variety of residential units, to its balconies that provide incredible views of Bethesda, the building is visually and experientially appealing for its residents. Large terraces will be incorporated above its two-story plinth, in addition to the upper floors where it sets back at its corner. Amenity spaces within will be large and varied, catering to the variety of demographics and interests of residents.

Amenities will be integrated into the ground floor in a way that would create an active street edge with a gracious lobby and fitness center that take advantage of the high ceilings and generous area to create great experiences. On the roof, a spectacular pool and deck is designed adjacent to a large outdoor social area with firepits, bar seating, grills, pizza ovens, and other nodes for gathering with friends and family. Additional social space that is more intimate in scale and exposure will also available on the roof level adjacent to the corner. A large club room at the penthouse level will allow for a variety of functions large and small with a bar, seating, gaming tables, and a private dining room.

The project will unite a block in the Woodmont Triangle District with a unique urban planning experience. Pedestrians and residents will be able to enjoy the mid-block connection complete with sculpture, lights, and a variety of neighborhood and community-focused retail that serves the entire Bethesda area. The two residential towers will be attractive housing options in a transit-oriented area, that provides a great example of smart growth and green design that point toward a more sustainable and socially conscious future for the region. By making the corner of Del Ray and Rugby more walkable, lush, activated, and livable the Gallery Bethesda II project will complete a statement of residential living that was first started seven years ago.

The project is Certified LEED Gold, and will incorporate elements, such as bike parking, FEV recharging stations, energy efficient LED lighting, low VOC finishes, and many others.
