9-story, 336-key hotel; 2-story, 31,500-sf conference center; 14,760-sf of ground-floor retail space; and 167,104-sf of parking for 374 vehicles.

Description

This project is sited on 5.4 acres, located at the intersection of Michigan Avenue and Irving Street NE in close proximity to The Catholic University of America. The proposed building is a mixed use complex and will be developed in two phases. Phase-1 will be located at the east side of the site, which includes a hotel and restaurant, conference center, and a parking deck with small retail facility. Phase-2 will be located at the west side of the site, which will add either a second hotel and residential tower or two residential buildings.

Phase-1 hotel will be a 9 story building and will be built in two stages: Phase-1a with approximately 225 rooms and phase-1b with another 75 rooms, for a total of 300 rooms. Also, the Hotel will include a 5,000-sf restaurant. The conference center will provide meeting rooms on two levels and a 7,300-sf ballroom on the second level. The parking deck will be built in two stages; phase-1a will have 240 cars and phase-1b will add approximately another 200 cars.

The Phase-2 Hotel will have 200 rooms at 9 stories high. The phase-2 Residential tower will also be 9 stories high and contain approximately 120 living units. Until Phase-2 is constructed, the west portion of the site, which will be reserved for phase-2 developments, will be used as a surface parking lot containing 270 spaces.

The proposed site will have two entrances — one from Michigan Ave Street and one from Irving Street, which will serve both phase-1 and phase-2 development.
