Description

The residential component of North Hills features a 15-story, 134-unit luxury high-rise tower atop a 7-story above-grade garage, and a 151-unit low-rise building using type 3A wood construction. The contextual goals were aimed to integrate two contrasting building designs. The high-rise showcases sleek glass and metal façades, contributing to a sophisticated skyline. The low-rise building displays stucco façades with adulating modern bays design, and exciting storefront for retail along the base of the building, providing a welcoming pedistrian experience.

The office building is a 989,884-sf, 24-story mixed-use tower with 454,480-sf office space in 18 floors, 115,114-sf ground-level retail, and parking for 1,219 cars in 6 above- and 3 below-grade levels. The building establishes an iconic presence with its contemporary aesthetic. The soaring folded plane is a primary feature and extends upward to frame the glass curtain wall. Upper floor façades have an architectural character that is representative of their function. Using neutral color precast concrete panels and energy-efficient high-performance windows, the design helps achieve the project’s sustainability goal of LEED Silver. The effective use of exterior glass reinforces maximum daylighting of office spaces, promoting a motivating and healthy work environment. A concave step in the massing provides an outdoor terrace on the top two floors. The sky park provides recreational space atop the parking garage, while ample vegetated green screens soften the elevation and visually anchor the base.
