The Residences at Park Hyatt is a mid-block, 10-story apartment building on 24th Street in Washington’s West End. The residents of its 85 rental units have full access to the guest facilities of the Park Hyatt Hotel, including a fitness center, indoor pool, business center, conference rooms and concierge services through direct links at the second and third levels. The building sits above three levels of below-grade parking.
The structure’s two party walls and 90-foot depth created challenges in apartment layouts. To maximize the building’s perimeter along 24th Street and optimize unit layouts, the building steps out in plan from its party wall intersections to its centralized entry. The outward stepping creates opportunities for corner sunrooms and balconies. The structure is capped by a decorative curved cornice approximately 10 feet in height, spanning almost the width of the 24th Street frontage.

The building’s exterior directly relates to the adjacent hotel in material and color, but provides a more residential presence. The new apartment building repeats the brick of the existing hotel, but replaces the precast concrete with larger limestone-type masonry units in a running band pattern. A single course of pale green glazed brick at each level recalls the coloration of special mullion work and roof details of the hotel. The color is repeated at the entry and in the picket fencing and lighting fixtures, which enclose the front gardens.

A cloth canopy leads from a cobblestone lay-by, across a brick sidewalk to an elegant two-story lobby.
